Year built: 1988.
Acquisition: July 2004 for approx. $25 million.

We have been engaged as consultants by DSI Communities throughout the entire project: Acquisition, gut rehab renovation, condo-hotel conversion, sales and marketing.

Exterior and common area renovation included face lift of the building, lobby, meeting rooms, patio and pool area, restaurants and bars. Suites renovation included new floors, European kitchens with granite countertops and stainless steel appliances, appointed furniture and accessories.
Sales: Sold out. First contract signed in February 2005. Total sellout approx. $80 million.

Closings up until December 2006: Over 90% closed. Remaining units are in closing process.

Site: 8 story condominium conversion located on Fort Lauderdale’s Barrier Island two blocks from Fort Lauderdale beach.
Address: 3250 NE 28th Street, Fort Lauderdale, FL 33308.
Number of units: 91 apt/condo, all 2bd/1ba.
Year built: 1966
Acquisition: July 2003 for approx. $10 million.

Exterior and common area renovation included, building façade face lift, resurfacing of pool area, redesigned lobby, new gym with bamboo floor and flat screen television. Unit’s renovation included new floors, European kitchens with granite countertops and stainless steel appliances.
Sales: Sold out. Sales began in October 2003 through Dec. 2004 Total sellout approx. $17 million.
